WHAT DOES AN APPRAISAL COST?

Appraisals run a wide range of fees, but as a general rule for a "basic" house in a well established neighborhood would be $550 as a baseline fee. A measurement fee, by comparison, would be $200. Attributes such as limited competing properties, desired speed of return, or  size or complexity could change this amount.

WHAT DOES AN APPRAISAL INVOLVE?

The first part is the fun part... the easy part. I will measure your home. Take pictures from the exterior, interior, as well as mechanicals. The second part is the more difficult part. I will find properties similar to your own. I will run data on neighborhood trends. I will make adjustments based upon quality, condition, sometimes age, square footage, view, location, and potentially a host of other attributes to derive a credible valuation.

CAN YOU DO AN APPRAISAL BASED UPON 'XYZ'??

An appraiser must be able to create an appraisal free of outside influence. I am willing to hear a client's concerns based upon improvements made. I am willing to see suggested comparables based on a client's beliefs. 

Ultimately though, I must be able to make an appraisal free of bias or outside influence. I will listen to data or information provided, and may or may not consider it relevant to the report.
