LAND VALUATION

This type of valuation often is a precursor to some form of additional land use.

Land Valuation Appraisal

Land Valuations possess unique challenges as compared to appraisals where a structure is present.. On the one hand, with no home or exterior buildings, there is less to account for - no garages, no pools, no sidewalks, and, well, no house! On the other hand though, raw land must be considered for it's own particular attributes: Is the land in a floodplain? Is it cleared or forested? If forested is this forest land homogenous pine plantation or mixed woodland? Is there adequate road access, and if so, what is the condition of the road? Are utilities relatively close at hand? Finally, within close proximity to either Metropolitan Houston or Metropolitan Beaumont, there can be price sensitivity due to distance. All of these concerns, as well as any others that might be noted, are taken into consideration with such a valuation.
