Appraising Manufactured Housing
Manufactured homes are now more similar than ever to that of a stick built home, and can oftentimes possess many, or all, of the attributes of said stick built home. If you are looking to have a manufactured home appraised, there are a few key hurdles that must be overcome: The first is that the home must be permanently affixed to the land. The second, the home must have permanent connections for utilities. The third item is the County *must* be taxing this structure as real residential property, as opposed to personal property. This case study shows a fine example of a newer manufactured home that includes exterior garages and other site features, and the Appraiser has had the good fortune to have met this homeowner on two occasions.
