Body of Work
The properties presented below are considered among the “stand out” properties recently valued. It is not possible to present all (or even most) properties due to ownership by a lender or transactional possession in the form of a sale. Suffice it to say, however, this is a small sampling of the overall work. Permission has been received for the photos for these properties, of which all were appraised by the Appraiser.
Lakehouse
Situated on a hill and overlooking a lake, this was a very enjoyable project. It started as a distressed property, and was ultimately remodeled both to the interior and exterior. Valuations were made both in the original as well as improved condition.
Barndominums (“Barndo’s”)
Barndominiums represent a niche market that has grown in popularity in recent years. But, what is a barndominium?
Despite the similarity with the word Condominium, a barndominium is a Single Family Detached structure, typically on concrete slab. Compared to stick built (wood framed) structures, this style of home tends to have a lower cost to build.
From an Appraiser’s standpoint, these can be more difficult than would otherwise be typical to value, as most people build such a structure with the idea of keeping it as opposed to immediately selling it on the open market.
From a personal standpoint however, barndominiums are fascinating, due to the range of interior options, build out plans, and finishes. This particular home represents a quintessential barndominium style, with an unadorned exterior but substantially upgraded interior.
Manufactured Home
This property included a well built manufactured home of higher than typical interior quality, a large lot, and several exterior buildings as well. It represents, to me, what can be done with a basic manufactured structure to truly personalize and improve the site as a whole.
Pond House
This was a challenging project, and for a truly remarkable home, which features a stone lined pond of almost two hundred yards in length. Needless to say, few homes possess a pond of two football fields, but this one did, and was a fun project to value.
Rural Home on Acreage
This property was seen from the time it was merely raw earth, with only the blueprint to guide valuation. Being among the larger lots within 20 miles, the search for Comparable properties was extensive. Valuation was made based upon "Subject to Completion", and based upon the plans and specifications provided. Land value was also derived in obtaining an overall value.
Country Home on Large Lot
This was a very enjoyable property that was seen from roughly mid-way construction until completion. Valuation was made both "Subject-to" as well as "As-is" upon completion. The property itself is substantially larger than typical, and on a large lot.
Remodel "Before"
This property was in need of TLC, and was appraised for a remodeler I work with. The valuation was made based on the hypothetical condition "what if all improvements were made?".
Rehabilitation "Before"
This property was undertaken by a client specializing in updating and remodelling distressed homes. The valuation was made both "as-is" as well as "subject-to" plans specified upon project inception.
